In response to Warrington Housing Association’s need to modernise Lyon Court, we undertook a comprehensive kitchen and electrical upgrade project spanning 2022 to 2023, successfully enhancing living conditions for its elderly and vulnerable residents.

In 2022-2023, we partnered with Warrington Housing Association to upgrade the kitchens and electrics in 25 properties at Lyon Court, a residential home for elderly and vulnerable tenants. Despite the challenges posed by limited space and the need to ensure tenant safety, we successfully completed the project within the tender price of approximately £350,000. Our careful planning  and daily communication with WHA and the residents ensured a smooth execution, leading to additional work requests and positive feedback from all involved.

Background

We were approached by Warrington Housing Association to upgrade their existing kitchen and electrics at Lyon Court. This consisted of 25 properties within a residential home. The planned works went out to tender, we were successful for a 2nd consecutive year on the kitchen and upgrade scheme.

Challenges

  • Resident Sensitivity: Daily liaison with WHA and residents, particularly the elderly and vulnerable, required tactful communication and careful coordination to minimize disruption.
  • Health and Safety: Maintaining stringent health and safety protocols to safeguard against equipment hazards, material handling, and trip hazards posed ongoing challenges.
  • Logistics: Limited space within flats necessitated meticulous logistics planning to ensure efficient workflow and minimise impact on residents’ daily lives.
  • Property Access: Outdated contact information and tenant availability complicated scheduling pre-installation surveys, requiring proactive communication strategies.

  • Scope Completion: Successfully completed the scope of work outlined in the tender agreement, including kitchen upgrades in 25 properties at Lyon Court.
  • Client Satisfaction: WHA’s positive feedback and request for an additional 5 flats for kitchen upgrades underscored client satisfaction with the project’s execution and quality.
  • Budget Adherence: Completed within the tender price and adhered to the planned program of works, demonstrating our commitment to financial transparency and project management excellence.
