In November 2022, GSL embarked on a pivotal partnership with Wates to undertake a £250,000 kitchen replacement project in Oldham, Greater Manchester, on behalf of First Choice Homes Oldham (FCHO). This project aimed to enhance the quality of living for tenants by completely renovating kitchens in multiple residential properties. The scope of work included everything from complete kitchen rip-outs to first-fix plumbing, rewiring, plastering, self-levelling floor installations, joinery, floor coverings, and finishing touches.

Background

We successfully secured a tender for kitchen replacements for Wates, on behalf of the social landlord First Choice Homes Oldham (FCHO). The project was located in Oldham, Greater Manchester, and involved comprehensive kitchen refurbishments in multiple residential properties. The scope of work included:

  • Complete kitchens rip out
  • First fix plumbing and kitchen rewires
  • Full plastering
  • Self-levelling floor installations
  • All joinery works, including kitchen installation
  • Floor coverings
  • Painting and finishing works

Challenges

The project encountered several challenges, primarily due to severe winter weather conditions:

  • Cold Weather Impact: The exceptionally cold winter affected the drying times for plastering works. This delay necessitated an extension of the project timeline to ensure the plastering and subsequent painting were completed to the highest standards.
  • Use of Humidifiers: In response to the cold weather, temporary humidifiers were installed in some properties to expedite the drying process and maintain the project schedule

Result

  • Completed Installations: A total of 59 kitchens were installed in tenants’ homes in Oldham. Each installation was tailored to enhance the functionality and aesthetic appeal of the kitchens.
  • Enhanced Quality of Life: Tenants received significantly upgraded kitchens with better layouts to accommodate their needs and cooking facilities. The new kitchens were designed to improve both the practicality and comfort of the living spaces, contributing to a better quality of life for the residents.
  • High-Quality Workmanship: The project was completed with meticulous attention to detail, from the initial rip-out to the final painting and finishing touches. The use of high-quality materials and precise craftsmanship ensured that each kitchen met the highest standards of durability and design.
  • Adaptability and Problem-Solving: Our ability to adapt to the unexpected challenges posed by the cold weather and logistical adjustments demonstrated our commitment to delivering the project on time and to the satisfaction of all stakeholders.
